A Landmark of Urban Regeneration in Western Bucharest

One Cotroceni Park, developed by One United Properties, is a flagship urban regeneration project located in the western part of Bucharest. With a mixed-use approach — residential, commercial, and office — the development transforms a former industrial site into a vibrant, multifunctional destination. CMD/LA, in collaboration with X Architecture & Engineering, designed the landscape architecture concept for the exterior public spaces.

the stairs

The access stairs leading to the Plaza are built from ceramic tiles with black sheet metal risers. The steps are integrated into the adjacent green areas, shaping the terrain. A dedicated ramp for people with disabilities and strollers runs parallel to the underground access.

minor plaza

This area serves as a connector between the Central Plaza, the children’s playground, and the southern entrance. It features custom urban furniture, a wooden deck, and a misting system for enhanced comfort during summer.

The elliptical-shaped children’s playground is slightly sunken, sitting 30 cm below the surrounding plazas. It is accessible via stairs and a ramp. The surface is made of soft tartan, with retaining walls clad in natural stone.

central plaza

As the main point of convergence, the Central Plaza links Silent Square and Minor Plaza. It is an open space paved with natural stone cubes, populated with Red Oak trees forming an urban forest, ambient lighting, and urban furniture — accommodating the highest pedestrian traffic in the project.

Designed as a space for reflection and calm, Silent Square includes a metal water basin that overflows into gravel, forming a cascading water curtain and a peaceful, meditative ambiance.

the garden

The most tranquil part of One Cotroceni Park, The Garden offers two generous socializing areas under HPL-clad metal pergolas. Lamellar wood benches and wooden decks are surrounded by lush ornamental grasses, a winding path, and shade trees, creating a serene retreat within the regenerated urban environment.
